Enfranchisement

Also in accordance with statute, lessees who meet the qualifying criteria have a right to buy the freehold of their building. There are also criteria associated with the building that must be met to allow enfranchisement. Enfranchisement can be more complicated in that freeholders may well consider that there is future value in the land and property that has not yet been realised. This will of course be a matter for negotiation.

We have extensive experience of acting for freeholders following statutory claims and can identify areas of additional value whether it is a roof void, development potential or restrictive lease clauses that can add value.
